Hunt, President George H.W. Bush, Ross Perot, Ross Perot Jr. and Trammell Crow.

Billingsley to Build Spec Office Building at Cypress Waters

Billingsley Company announced the construction of a new speculative office building and four-lane roadway at Cypress Waters, the company’s 1,000-acre mixed-use development in the North Dallas Freeport area.

Scheduled for three stories and totaling 150,000 square feet, the building is the company’s first office building in Cypress Waters. Billingsley’s plan is to create a corporate business park environment that meets or exceeds the expectations of users currently in the market. Their philosophy is to replicate the successes of their previous developments (International Business Park and Austin Ranch) by moving quickly to meet current market demand.

“It’s no secret the market is very active and there are several users in need of large office space with large parking ratios. In Las Colinas alone we are currently tracking over seven million square feet of deals and / or corporate relocations,” said Marijke Lantz, Senior Vice President of Investments and Build to Suit. “The majority of those deals require parking ratios of 5/1,000 or more. Cypress Waters can certainly accommodate their needs for quality buildings and space for parking.”

Billingsley hired Younger Partners to market Cypress Waters for both the speculative and build to suit market. Moody Younger added, “Cypress Waters is in the heart of the region’s preferred location for Fortune 500 companies.  The current market dynamics set up very well for Cypress Waters; there are limited big block vacancies and transaction momentum increases daily. I expect this combination to result in rapid lease up for both speculative and build to suit projects.  Cypress Waters’ excellent freeway access and proximity to DFW Airport will enable corporate users to readily tap the entire DFW workforce and easily connect to other markets around the globe. These factors combined with on-site amenities like the 362-acre lake create one of the most attractive corporate environments in North Texas.”

The new 150,000 square foot office building is scheduled to break ground July 2013 and will be complete July 2014.

In conjunction with constructing the office building, Billingsley is also breaking ground on one of the development’s major infrastructure projects: Cypress Waters Boulevard. Cypress Waters Boulevard is a four-lane thoroughfare that will serve as the main entrance to the development from IH 635. Bookended by grand sculpture and lined with three parks, the boulevard will connect the retail, office, and multifamily components of the development and will terminate at Cypress Waters’ future town center. Construction will begin April 2013 and the road will open October 2013.

Also opening in 2013 is the first phase of The Neighborhoods of Cypress Waters – a multi-family community containing 3 neighborhoods. Scotch Creek opens June 2013, followed closely by Parsons Green, then Sycamore Park apartments will open in the Fall. The three neighborhoods feature 1, 2, and 3-bedroom apartments and townhomes and will total 637 units.

Billingsley Acquires & Renovates Building on Dallas Tollway

Billingsley has awarded Jones Lang LaSalle the exclusive leasing assignment at fifty/fifty Quorum (5050 Quorum), a 133,799-square-foot, Class A office building located on the west side of the Dallas North Tollway.

“We are proud to represent such a reputable owner as Billingsley,” Jeff Eckert, Senior Vice President of Landlord Leasing said. “Billingsley is an established, proven owner in the Dallas market that repeatedly demonstrates the ability to reposition its buildings through superior customer service and enhancements to its properties.”

Building renovations to the lobby, build-out of new pre-finished suites and a new tenant conference center are slated were completed in May. Additional amenities include on-site property management, covered parking and proximity to Addison Airport, Love Field and DFW International Airport.  Most notably, the building has great access to and visibility from the Dallas North Tollway and building top signage available.

According to Jones Lang LaSalle research, Far North Dallas remains among the top three submarkets leading the industry’s recovery.  “This year Far North Dallas will account for 1.1 million square feet the positive net absorption in Dallas, which is 70 percent of the market,” Research Manager Steve Triolet said.  “The Upper North Tollway is one of the hottest micro markets and as demand continues to increase, it’s spilling over into Quorum/Bent Tree.”

New Tenant in Billingsley’s Gramercy Center

Billingsley Company is proud to announce that Wingspan Portfolio Advisors, LLC is the newest tenant of its recently remodeled Gramercy Center South office building. Wingspan, an award-winning diversified servicing company, is leasing the entire building, which totals nearly 135,000 square feet.

The move into 18451 N. Dallas Parkway was accomplished in short order. When Wingspan had a client contract that required 500 people to be up and running in a new office immediately, Billingsley negotiated the deal and executed the lease in just eight business days.

“We pride ourselves on being able to suit every client’s needs, even when there’s a major deadline involved,” said company partner Lucy Burns. “Thanks to our strong existing relationships with JLL and Peloton, which made the brokering and transition smooth, we set a record with our eight day deadline so our clients could enjoy their new space.”

Brooke Armstrong at Jones Lang LaSalle and T.D. Briggs at Peloton Commercial Real Estate brokered the deal.  Billingsley acquired the building in northwest Dallas along with Gramercy Center North in July 2011. The conveniently located, high grade properties total 250,000 square feet, with energy conserving designs, ample parking, prime security, and lab and data center space. The pair of buildings was previously called Landmark I and II before Billingsley rebranded them as Gramercy Center North and South.

The two-story class A office buildings, which are visible from the Dallas North Tollway, are ideal for tenants requiring efficiency and access. Gramercy South is surrounded by 11.3 acres of land.

Ron Skipper Joins Billingsley Team

Billingsley is happy to announce the appointment of Ron Skipper as Senior Property Manager. In this role, he will be responsible for overseeing our portfolio of properties, managing tenant relations and attracting new tenants.

“Ron is a strong leader with outstanding communication skills, an admirable sense of organization, and an ability to build meaningful relationships and handle whatever comes his way,” says company partner Lucy Billingsley.

Skipper previously served as Senior Vice President of Asset Management for Equastone, where he directed the company’s real property operations for the southwest U.S. He was also in charge of leasing and management of 5 million square feet of properties in Dallas, Houston, San Antonio, Austin, and New Orleans. His role on the restructuring team and ability to manage the bottom line provided a strong foundation for the company’s successful leasing program.

Prior to his time at Equastone, Skipper served as Senior Property Manager for The Crescent, where he oversaw daily operations and management. The Crescent, a 1.2 million square foot complex, includes offices, retail space, and a parking garage. Skipper also managed capital improvement and developed and implemented a customer service program.

“Property management is a big responsibility, and I’m honored to be chosen for this major role,” said Skipper. “Billingsley is well respected within the real estate community, and I’m pleased to join the team and be part of the business’s ongoing legacy.”

Skipper gained a unique client perspective that continues to help him provide great tenant service when he managed assets for more than 5 million square feet with Electronic Data Systems. In this role, he oversaw Trammell Crow property management and a leasing division of Jones Lang LaSalle. He also managed and tracked $50 million in capital projects and leasing capital.

Before moving to Dallas, Skipper worked with Hines Interest in Houston. There he managed Williams Tower, Penzoil Place, and One and Two Shell.

Skipper graduated with a Bachelor of Business Administration from Texas State University. He is currently a member of BOMA Dallas and IREM. He is also a Texas Real Estate licensed broker and has his CPM designation.

Billingsley Purchases 2 Buildings in High-Demand Area

Texas real estate and master-planned developments leader Billingsley Company today announced the closing of their recent acquisition of the Landmark I and II office buildings in northwest Dallas which were acquired via a new partnership between Billingsley and Stockbridge Real Estate and renamed Gramercy Center North and South. The seller, Dallas-based Behringer Harvard, retained an economic interest.

“We negotiated a discounted pay-off arrangement with our lender, an essential process which enabled us to offer this asset for sale at an attractive price,” said Sam Gillespie, Executive Vice President and Chief Operating Officer of Behringer Harvard’s opportunity platform. “We then identified Billingsley and Stockbridge as high-caliber, well-respected companies to sell the asset to.”

The closing marks Billingsley’s most recent new office building acquisition. Purchasing efforts were led by Billingsley’s Senior Vice President of investment Marijke Lantz. “This investment represents well located, quality assets in one of the strongest submarkets in Dallas. It was an opportunity to purchase high grade property at a significant discount to replacement costs.”

Prime Location off Dallas North Tollway

The purchase adds another 250,000 square feet of rentable office space to Billingsley’s holdings, which now total 1.3 million square feet within the submarket. Billingsley is actively pursuing other acquisition opportunities as well.

The two buildings of class A office space sit at the intersection of Haverwood Lane and Frankford Road on the west side of the Dallas North Tollway. They were built with ample parking, lab and data center space, prime security, and a design that conserves energy. Each building is two stories; Gramercy Center North sits on 8.6 acres of land and Gramercy Center South is surrounded by 11.3 acres of land.

“Texas is leading the country in job growth,” said Scott Arnoldy of Stockbridge, “The opportunity provided Stockbridge the ability to buy an asset off market at an attractive basis with a well-regarded local operating partner.”

The location of Gramercy Center North and South is close to Highway 190 in the path of surging Dallas growth. “There is so much growth momentum and demand in this exclusive area, and the acquisition represents a great fit with Stockbridge as well as the market Billingsley knows so well,” said Lucy Burns, Partner at Billingsley.

The Landmark acquisition includes plans for new lobby designs and other revitalizing renovations. Ample tenant space combined with the key location and upcoming improvements make the new Gramercy Center North and South extremely attractive buildings for professional office tenants.

Billingsley has consistently proven its ability to manage office properties successfully over the last 20 years. The company’s development and management of northwest Dallas’s International Business Park, a 300-acre master-planned office park, has resulted in lease occupancy of 96 percent.

Over the weekend, one of our donkey’s gave birth to an adorable baby that we named Badd. He is located in the fields near International Business Park if you want to stop by and see him!
